There is usually a community alarm or telecare service in case of a fall or other emergency, and some schemes have their own warden or sheltered housing manager. Retirement housing usually has similar features to sheltered housing, but is built for sale.

Sheltered housing may be managed by local authorities, housing associations or private companies.

Rented sheltered housing managed by local authorities and housing associations is regulated by the Scottish Housing Regulator, which publishes inspection reports. Warden services are regulated by the Care Commission, which publishes its own inspection reports.

A new code of practice for the managment of private retirement housing in Scotland was published in October 2009. It aims to promote best practice in the management of retirement housing, setting out guidance on the procedures that managers should follow and the standards of the service that owners should expect to receive.
